What this site is

This site shows land that Muddy Company owns and offers for sale. A listing is a description of a parcel. It is not a contract and it is not a binding offer. A sale exists when both sides have signed a purchase agreement, and the property changes hands by deed.

Accuracy, and your own due diligence

We build every listing from county assessor, treasurer, and recorded-deed sources, and we check title, taxes, and liens before a parcel goes into our inventory. We still expect you to verify anything you are relying on with the county before you buy, and we would rather you walked the ground first.

Maps, plats, illustrations, and drive routes on this site are illustrative. They are not surveys and they are not legal descriptions. The recorded legal description controls the boundary.

Photographs and aerial imagery show a parcel and its surroundings as they were when the image was taken.

Prices, terms, and availability

Prices, payment terms, and availability can change, and a parcel can sell at any time. The price and terms that apply to you are the ones written in the documents you sign.

Owner financing

Where we offer owner financing, the down payment and monthly payment shown on a listing are the terms for that parcel. The signed financing documents control the full agreement, and they are what you should read before you sign anything.

Refunds

Our 60-day money-back guarantee, and the owner-financing option to switch to a different property, are set out on the Refund Policy page and form part of these terms.

Payments

Payments are taken by a third-party payment processor on its own pages. That processor's own terms and privacy policy apply to what happens there.

No professional advice

Nothing on this site is legal, tax, title, engineering, lending, or investment advice. Land use, zoning, access, water, utilities, and permitting are decided by the county and other authorities, not by us. Talk to a professional about your own situation before you buy.

Using the site

Use the site for what it is for. Do not scrape it, attack it, send someone else's personal information through the forms, send us information you know to be false, work around the security check, or use the site to break a law.

What belongs to us

The text, illustrations, maps, photographs, logo, and design on this site belong to Muddy Company LLC. You are welcome to read them and to share a link. You may not republish them as your own or use them commercially without our written permission.

Links to other sites

We link out to a payment processor and to county records. We do not control those sites and we are not responsible for them.

Availability of the site

We do not promise that this site is always up or always free of errors. We take it down for maintenance and we fix problems as we find them.

Limitation of liability

To the fullest extent the law allows, Muddy Company LLC is not liable for indirect, incidental, or consequential losses arising out of your use of this website. Nothing in this paragraph limits our obligations under a purchase agreement you have signed with us, our money-back guarantee, or any liability that cannot be limited by law.

Changes to these terms

When we change these terms we change the date at the top of this page. Continuing to use the site after that date means you accept the change.
