The 60-day money-back guarantee

We know it is hard to plan a trip out to walk raw land in just 30 days, so at Muddy Company we give you 60 days from your purchase date. Take the family out for a weekend. Walk the ground. Make sure it fits the dream before you decide to keep it.

You do not have to give us a reason — just tell us within 60 days of your purchase date.

Paid cash? If the property is not the one, we will buy it back from you at the full purchase price.

Financing with us? If the property is not the one, you can switch to another property we have in inventory instead of a payout. What you have paid applies to the new property, and the new financing terms are based on that property.

How to ask

Call (689) 444-2699 or email office@muddycompany.com within 60 days of your purchase date and tell us you want to use the guarantee. We confirm your request in writing the same way you sent it — an email request gets an email confirmation, a phone request gets a call or text back — so you have a dated record either way.

How the buyback happens

A land sale moves real property, so a cash buyback means unwinding the sale. If the deed is already recorded in your name, you sign the property back to Muddy Company. We prepare that paperwork and walk you through it.

We pay the buyback amount by the same method you paid us, within 30 days of that paperwork being completed.

After the 60 days: the standing switch offer

The guarantee above runs for 60 days from your purchase date. After that, if you are financing with us and you find a parcel you like better, you can still switch: swap to anything available in our inventory for a flat $100 document fee. This standing offer is not limited to the first 60 days.

Paid cash and it has been more than 60 days? Call us anyway — we would still rather talk than leave you stuck with land you do not want.
