A title company or closing agent handles the closing and records the deed once you buy a parcel from us, and we pay the closing costs.

How long does it take? There is no set number of days for a cash purchase — the schedule follows the closing agent handling your transaction, but most transactions take from 1-2 weeks from contact to closing.

How does owner financing work?

The owner financing is structured as a contract for deed (also known as a land contract): you take possession and use of the land right away, and Muddy Company holds the deed until your balance is paid in full. Once it's paid off, we convey the deed to you.

Your down payment, monthly payment, and term are shown on the parcel you're looking at.

How do I sell my land to Muddy Company?

Start by submitting the form on the Sell your land page. We run through our due diligence and come back with a cash offer. Most parcels close in two to three weeks. We handle the paperwork and closing costs.

I got an offer letter from you in the mail — why, and what is that process?

That's a real cash offer, not yet binding. We build it from county records and comps for that parcel, and it's subject to due diligence and a signed purchase agreement before anything is final.
