What we collect

Almost everything we hold about you is something you typed into a form on this site, or a photo you attached to one, and sent to us. We do not buy personal information about you, and there is no account to create.

There are two forms. Sell us land collects your name, your phone number and/or email, the parcel number, the county and state, and any acreage, asking price, back taxes, notes, or photos of the property you choose to add. Land wanted collects your name, your email, a phone number if you include one, the areas, budget, and acreage you are looking for, any other criteria you describe, and the consent choices you make.

There is one thing we keep that you do not type or attach. When you send either form, our server turns your IP address into a scrambled code and stores the code — not the address — so that we can stop the same source from flooding the form. The code cannot be turned back into your address, and it is deleted on the same schedule as everything else below.

We never ask for a Social Security number, a date of birth, a bank account, or a card number anywhere on this site. Payments are taken by a third-party payment processor on its own pages, not on ours.

We keep an unconverted request for 730 days from the day you send it, then delete it from this system. If it becomes a real deal, we copy it into our operating records before that date. The exact notice on the photo field

If you attach photos to Sell us land, this notice is printed beside the photo field, word for word. It is the promise we made about those photos, and it governs them.

If you attach photos, Muddy Company keeps those images with your request. We remove the location and camera information from every photo as it arrives, and we do not keep the file name you sent — only the picture itself, its file type, its size, and a checksum. Your photos are private: we use them to look at the parcel, we do not publish them on this site, and sending them does not give us permission to use them anywhere else. They are deleted when your request is deleted — 730 days from the day you send it — and photos attached to a form you never finish are deleted within 24 hours.

Cookies, analytics, and tracking

Muddy Company does not set advertising or analytics cookies on this site. We do not run a third-party analytics service, there is no tracking pixel, and we are not in an advertising network. Nothing on this site follows you to another one.

Cloudflare's security check, described in both notices above, runs on the pages that have a form. Cloudflare may set its own technical cookies and read technical signals in order to tell people apart from automated traffic. That is what the check is for, and it is not advertising.

Where a parcel has a video, the player is hosted by Cloudflare Stream and runs inside an embedded frame on that lot's page. When you open a page with a video, your browser connects to Cloudflare to fetch and play it, and Cloudflare receives the technical information it needs to deliver the video and may set its own cookies for playback. We do not use that player to profile you or to advertise to you.

If we ever add analytics, this page will say so and name the provider before that starts, not after.

How long we keep it

An unconverted request from either form is kept for 730 days from the day you send it, then deleted from this system. If a request becomes a real deal, we copy it into our operating records before that date and keep those records for as long as tax and property law requires.

Photos you attach are kept with your request and deleted when it is deleted from this system. Photos attached to a form you never finish sending are deleted within 24 hours.

If you check the optional new-land email box on the Land wanted form, we keep that preference until you tell us to stop.

Who else sees it

We do not sell, rent, or trade your personal information to anyone. Photos you attach to Sell us land are private: we never publish them on this site.

It is handled by the service providers that run this website for us — hosting, the database, email delivery, and the abuse and video services described above — and only so that they can do that work for us. We do not pass anything you send through these forms to the payment processor; if you buy a parcel, you deal with that processor directly on its own pages, under its own terms.

We will disclose information where a law, a subpoena, or a court order requires it, or where we need to protect our rights or someone's safety.

Seeing, correcting, or deleting what we hold

Email office@muddycompany.com or call (689) 444-2699 and ask what we hold about you, ask us to correct it, or ask us to delete it. Tell us which form you sent and roughly when, so that we can find the right record.

There are records we cannot delete on request — a signed contract, or something we are required to keep for a tax or property obligation. If that is the case we will tell you which record it is and why.

Children

This site is not directed to children, and we do not knowingly collect information from anyone under 13.

Changes to this policy

When we change this policy we change the date at the top of this page. We post the change here before the new practice starts, not after.
